1) High Fees:
Our board pays a ridiculous amount of money to our Management Company. Is there a kickback to one or more board members? The amount sure seems to suggest so. Read more: We are the Management Company's Cash Cow
2) Unauthorized Interest Free Loans:

3) Board Compensation:

4) Families of Board Compensated:
ARS 33-1811 states that any compensation that would benefit the family member of the board shall be declared in an open meeting before agreement is taken on the issue. No such declaration was made in the case of Steve Wadding's son. For years he has followed behind the contracted landscaping company trimming and cutting where he believes there are "issues of resident safety". Take your pick of just about any financial statement listed on the left hand side of this blog, and you'll see thousands of dollars paid to a Chris Wadding. No contract exists between Chris Wadding and the association, it is an open-ended, no bid, never ending agreement.

I received a notice on my door today (11/04/12). Thank your for including evidence to support your criticisms and allegations. I appreciate your bringing these HOA activities to light. It made me realize that I need to attend more HOA meetings and take a more active role within my community (I saw the increase in association fees but felt powerless. The last HOA meeting I attended, there were only 10 or so homeowners, which meant a quoram for voting was not met. Very disappointing for my 1st ever HOA meeting). I look forward to attending the HOA meeting on 11/05/12 and supporting the Westwind community in a positve way.

Can't wait to meet you Suzanne. It will take a miracle if we make a quorum with 134 owners on Monday evening. However, our board has the power on Nov 5th to motion our quorum requirement to be smaller. I will ask for that motion to be voted on. Also, if we do not make quorum we can have the meeting rescheduled for a later date such that we'll need only 10% of the community to make quorum (53 people).
